Property managers also have the option of utilizing our Ratio Utility Billing System (RUBS), which allocates a portion of the overall water bill to tenants based on an estimate of water usage per unit.
RUBS requires no initial capital investment (no meters) and is based on a pre-calculated formula as opposed to actual water usage by each unit. The formula is determined based on several variables including: the number of occupants and square footage of the unit.
According to new studies, however, sub metering may be a better selection over the long run. Reports suggest that sub metering is the only water billing method that results in water conservation. Additionally, sub metering allows you to recapture approximately 95% of your water costs whereas RUBS allows you to recapture approximately 75%.
With submetering, you also have the additional benefits of accumulating assets, increasing your property value, determining actual water usage per unit and early issue identification. These benefits are not provided with the RUBS option.
